Complete Mold Inspection
The inspector will conduct the following:

A non-invasive visual examination of the accessible, visible, and installed systems and components of the building, as listed in Section 4.0 Standards of Practice.

Measurements of moisture, temperature, and humidity, as outlined in Section 4.8 Moisture, Humidity, and Temperature.

Collection of mold samples following the IAC2 Mold Sampling Procedures, as detailed in Section 5.0 IAC2 Mold Sampling Procedures.
The inspector will include the following in the report:

Identification of moisture intrusion.

Notation of water damage.
-
Documentation of musty odors.
-
Observation of apparent mold growth.
-
Indication of conditions favorable for mold growth.

Reporting of laboratory analysis results for all mold samples taken at the building.

Explanation of any system or component listed in Section 4.0 Standards of Practice that was not inspected and the reason(s) for non-inspection.
Standards of Practice
The Indoor Air Quality Association (IAQA), developed the Indoor Air Quality Certified® (IAQ-C) program, which encompasses the IAC2 certification for mold inspections. The IAC2 Standard of Practice (SOP) sets forth guidelines that mold inspectors must follow during inspections.
The inspector's responsibilities, as per the IAC2 Mold Inspection SOP, include identifying and reporting visible mold or conditions that may lead to mold growth. They thoroughly inspect both the interior and exterior of the property, including the roof, crawl spaces, basements, and attics, similar to Professional House Inspection and Pre-Purchase Home Inspection services. To identify moisture intrusion, water damage, or high humidity, they utilize moisture meters and other specialized equipment. If necessary, the inspector collects mold samples for laboratory analysis.
Following the inspection, the inspector provides a comprehensive written report, detailing their findings, conclusions, and remediation recommendations, tailored for you. It's important to note that the inspector should not engage in mold remediation services.
Additionally, the IAC2 Mold Inspection SOP requires the inspector to possess knowledge in microbiology, building science, and environmental health, just like an Experienced Home Inspector Near Kansas City Area.
